Policies

Availability

We are primarily a wedding venue, and weddings include the rental of our cottages. If you do not see any availability on our website, we do not have any cottages available.

We only open up our cottages for booking a maximum of 3 months out, as we reserve beyond that for weddings.

Deposit / Payment

A deposit of 25% of the stay is due at the time of booking.

The remaining balance is due 5 days prior to your arrival.

Cancellation

Please carefully review our policy below:

• 100% refund if you cancel up to 5 days before stay begins (less $30 cancellation fee)
• 50% refund if you cancel up to 1 day before stay begins
• No refund if you cancel within 1 day before stay begins

Pets

We are a non-pet property. A cleaning fee of up to $250 may be assessed for violations of this policy. Please contact us if you need contact information for pet boarding in our area.

Smoking / Vaping

Smoking and/or vaping is not allowed inside our rooms under any circumstances. We have buckets on the porches for cigarette butts. Please be respectful of others nearby if smoking outside.

Damages

Any damages to the property, furniture, or furnishings shall be the responsibility of the guest and will be charged to the credit card on file.

Minimum Age Requirement

All reservations must be made by an adult 21 years or older. An adult 21 years or older must occupy the cottage during the entire stay.

Minimum Stay

All of our cottages have a two-night minimum stay, unless only a one-night stay is available. During periods of high demand, this may be increased to a three-night minimum.

Taxes

We are required to collect a combined hotel tax of 9% for the State of Texas and the Comal County Water Oriented Recreation District (WORD).

Parking

We have free parking onsite. We have designated areas for parking depending on your cottage. Details will be provided prior to check in.

Liability

By reserving this property you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest, or by your use and occupancy of the premises, or any of the personal property or furnishings located therein.

Lost and Found

We will hold items left for 7 days. If claimed, we will ship to you and charge the card on file for shipping.
